Groundwork has begun and concrete pads are set to be poured mid-May, on this self-storage development that is is moving forward with branding under the name Settler Storage. The website – SettlerStorage.com will be available to the public in early June with more information on unit sizing, prices, and construction updates. Completion is currently set for September 2023.

Storage at Black Diamond
SAINT PAUL (Monday, January 9, 2023) – Another development project is in the works for the MSP Commercial team at the Black Diamond site in Woodbury.
In addition to developing a 180,000 industrial building to anchor the 85-acre development, MSP Commercial was recently approved by the City of Woodbury for a Conditional Use Permit for a mini storage center at 639 Diamond Drive.
Set to be developed in two phases on the 12-acre lot, located just east of the Black Diamond Distribution Center (which is set to be completed in late spring – more info on that here), Phase I of the Black Diamond Mini Storage project consists of ten single-story buildings, totaling 100,000 square feet. Proposed building materials include a masonry construction with a pitched asphalt roof system.
With a large portion of the Black Diamond site dedicated to storage facilities, this project is scheduled to be the first self-storage unit to open. Preliminary schedules indicate a construction start date in April 2023, and an opening date in September 2023. Some project team members have already been selected: Don Hawkins Construction as the general contractor, Robert D. Johnson as architect and Westwood Engineering on civil planning.

The initial Black Diamond Mini Storage site plan proposes about 450 cold storage units, varying in size. There will be approximately 50 5’x10’ units, 340 10’x20’ units and 55 12’x38’ units. The larger 12’x38’ units will include 10’x10’ overhead doors to allow for easy accessibility for larger furniture, trailer, ATV, snowmobile, or boat storage.
