A large footprint on a small site, the four-level Bhatti GI Consultants Clinic & Southdale Specialty Surgery Center maximizes its square footage with innovative architectural and site design features including a hydronic snow melt system, future vertical expansion accommodations, and 100% indoor parking.
Winner of the NAIOP Award of Excellence in the medical category, project team members from MSP Commercial, Pope Design Group, RJM Construction and Civil Site Group collaborated with city officials and Bhatti GI Consultants to develop this state-of-the-art facility.
Heavily influenced by its small parcel size, the building’s design necessitated creative solutions to accommodate the clinic/surgery center combination. Numerous site designs for the 0.75-acre plot were explored, resulting in a compact layout featuring two indoor parking levels and two clinical floors. Amidst flood-prone surroundings, the project team engineered graded solutions ensuring flood resilience and ADA compliance, by elevating the main entrance above flood levels and implementing a berm-lift system to manage stormwater.
With a growing demand for outpatient specialty care in the area, this gastrointestinal clinic offers residents a dedicated solution for digestive health needs in a rare combination of clinic and outpatient surgery center. The patient-centric amenities include enclosed parking, easy wayfinding, and accessibility to elevate the patient experience.
